Texas Real Estate Practice Test 2026 (Sales Agent Exam)

To get a Texas real estate sales agent license, you have to pass a two-part exam: a national portion on general real estate principles and a Texas state law portion. Pearson VUE runs the exam for the Texas Real Estate Commission (TREC). This page covers the format, the fee, how to schedule, what each portion tests, and how to study for it.

ExamCleared is an independent practice tool. It has no affiliation with TREC or Pearson VUE. You get about 310 original practice questions that cover both portions. A practice supplement to your required qualifying education. It does not replace the qualifying courses Texas requires before you can test.

1. On a loan secured by a buyer's principal dwelling, the loan officer tells the appraiser that future assignments depend on the value coming in at or above the contract price. Under Regulation Z, this is:

  1. Prohibited, because implying that retention depends on the reported value is coercion
  2. Permitted, because the lender is the appraiser's client and may set the value it needs
  3. Permitted as long as the loan officer makes the request in writing and keeps a copy
  4. Prohibited only if the appraiser holds a state certified (rather than licensed) credential
Show answer

Answer: A. Prohibited, because implying that retention depends on the reported value is coercion

Valuation independence rules bar covered persons from influencing the value through coercion or inducement. Implying that the appraiser's future work depends on the value reported is listed as a violation.

  1. A vested remainder in the grantor's heirs
  2. A power of termination (right of reentry)
  3. An easement in gross held by the grantor

What the Texas real estate sales agent exam is and who takes it

TREC hired Pearson VUE to develop and administer its real estate exam program. If you are applying for a Texas sales agent license, you have to pass both the national and the state portions.

If you hold an active license in another state and passed an ARELLO-approved national exam, the national portion may be waived. In that case you take only the state portion.

Texas real estate exam format: questions, time and passing score

This is a computer-based multiple-choice exam given at Pearson VUE test centers. Here are the official figures from the Texas Real Estate Candidate Handbook (September 2026):

Your result is a raw score, meaning the number of questions you answered correctly. Pretest items look exactly like scored items and are not marked, so answer every question. The exam is closed book: books, papers and reference materials are not allowed in the testing room. You may bring a hand-held, battery- or solar-powered financial calculator with no alpha characters. The test center does not provide one. When you finish, you get a score report marked pass or fail.

Exam fee and how to register and schedule

  1. Finish your prelicensing education and file a sales agent application with TREC.
  2. Once you meet the application requirements, TREC sends you an eligibility letter with your ID number.
  3. Book your exam with Pearson VUE online or by phone at (800) 997-1248, at least 24 hours before the date you want. Walk-in testing is not available.
  4. Pay the $58 exam fee when you book, by credit card, debit card or voucher. Payment is not accepted at the test center.
  5. Get fingerprinted at IdentoGO by IDEMIA, using the TREC ID number from your eligibility letter. IDEMIA charges its own fingerprint processing fee.

To change or cancel, call Pearson VUE at least 48 hours before your exam. Otherwise you lose the fee. You have one year from the date you filed your application to pass. You can retake only the portion you failed, but you must wait 24 hours before rescheduling and pay $58 again. You get three attempts. After a third failure, you need 30 more hours of qualifying education if you failed one portion, or 60 hours if you failed both.

Prerequisites: qualifying education and eligibility

Under Texas Occupations Code §1101.358, you need at least 12 semester hours, or equivalent classroom hours, of qualifying real estate courses:

TREC rules also require that you be 18 years old and a U.S. citizen or lawfully admitted alien. You must also pass a fingerprint-based background check. This practice test supplements the required courses. It does not replace them, and it does not count toward your education hours.

What the Texas real estate state exam questions cover

The Texas Sales Agent State Law content outline (effective January 1, 2026) lists these areas. The item counts printed in the outline add up to 50, which is the full length of the state portion including pretest items:

The national portion's 80 scored items come from the Pearson VUE salesperson outline (effective March 1, 2025):
